Truth be told, many of the listings we are bringing to market have been a work in progress for weeks, months, or in some cases even years. Hayley and I run our business client-centric- this is not lip service, it's a non-negotiatble core value of our team. What does that have to do with preparing to sell?
Lots! Let me give you an example, a potential seller calls us, obviously, because they are considering selling. We go over the the house and dig in to the goals of that seller as well as assess how much effort and money any given seller is interested in considering (keep in mind, the work suggested by us are focuced on high ROI improvements- we would never suggest a 1:1 ratio improvement- meaning cost=sales price bump). Sometimes, this initial conversation uncovers information that makes it clear that it is not the right time right now. Maybe there are some financial considerations, possibly some next move decisions that would make selling in the next month or two less desirable for the seller. We are ALWAYS behind that decision- when it's best for you, it's best for us.
Which leads me to the point... it's never too early. Looping us in on any thoughts about selling—even if it’s well down the road—helps keep you on our radar in case opportunities come up that could benefit you. In some cases, it may even make sense to wait and make a few strategic improvements to ultimately maximize your return.
